Veidekke: Building 264 homes for OBOS in Oslo

Veidekke has been commissioned by OBOS to build the Ulvenplassen project at Ulven in Oslo with 264 homes, apartments for the elderly and commercial premises. The contract is a design and build contract valued at NOK 597 million excluding VAT.

“We are very pleased that we can continue the large-scale development of Ulven in partnership with OBOS and are very appreciative of the commission. This is especially important for us now that the housing market has cooled off. At the same time, we know that the market will return. OBOS taking responsibility and building without pre-sales will help to mitigate the recoil effect that will occur in Oslo when the market turns the corner," says head of department Kaare Gilhus of Veidekke Bygg Oslo.

The homes in the project vary greatly, from one bedroom apartments around 30 square metres in size to five bedroom apartments larger than 160 square metres. One of the unique things about the project is a senior concept with 62 homes in collaboration with Diakonhjemmet Omsorg. The senior concept will have good common areas indoors and outdoors, and a dedicated concierge to create a good and interesting living environment and be accessible to the residents.

“The market for new housing is challenging at the moment, but we believe it is important to maintain continuity in housing construction and start this residential project now. This is both for the sake of the progress of the Ulven development as a whole, but also for the sake of residents who live there or are about to move in who will avoid construction work that extends too far into the future. When Ulvenplassen is finished, OBOS's area south of Ulvenveien will be completed with good homes and attractive green outdoor areas,” says general manager Stian Svae of Ulven Bolig AS.

At Ulven, the new district is really starting to take shape with new block structures and a good mix of housing, commercial areas and outdoor areas. Veidekke has built more than 500 of the nearly 700 apartments that have already been completed. Construction work is about to start, with completion scheduled for the first half of 2026.
